Short answer: a two-car driveway in Cape Coral usually costs $125–$200 to pressure wash, a one-story house $250–$400 to soft wash, and a concrete tile roof $400–$700. Paver cleaning with sand and sealer runs $1.75–$3.00 per square foot. Booking several surfaces in one visit is the easiest way to bring the total down.

Two figures sit underneath everything else. Most companies here, us included, have a minimum visit charge of about $125, because the drive, setup and rinse-down cost the same for a walkway as for a driveway. Small add-ons such as a walkway or a rust spot are priced lower when they ride along with a bigger job. And a house, driveway and pool deck booked together usually comes to $450–$750, less than the three priced one at a time.
What changes the price on a Cape Coral property
National cost guides quote one number for the whole country. The things that actually move a price here are local, and most of them can be seen from the street.
- Which way the house faces and how much shade it gets. North-facing walls and anything under a big oak or a row of palms stay damp after the rain and grow green film faster. A house that gets a heavy coat on one side takes longer to treat than one with a light film all round.
- Distance to the water. Canal-front homes collect salt, bird droppings and the algae that grows on damp concrete near a seawall. Those properties also need more care with runoff, which takes time.
- Roof material and pitch. Concrete tile has more surface and holds more growth than shingle, and a steep two-story roof needs more setup. That is why tile roofs top the table.
- Irrigation stains. Homes watered from a private well often have orange iron stains along the walls and driveway. Those need a separate rust treatment, which is priced on its own.
- Time since the last clean. A driveway washed every year takes one pass. One that has gone five years with black algae in the expansion joints takes more product and more passes.
- Access. Gated communities, tight side yards, a pool cage in the way of the back wall, or no outdoor spigot all add time.
House washing cost
We price house washing by wall area rather than floor area, because a two-story house with the same footprint has nearly twice the wall to treat. The soft wash covers the walls, soffits, fascia and the outside of the gutters. Windows get rinsed but are not detailed.
| Job | Estimated price | What moves it |
|---|---|---|
| One story, up to about 2,000 sq ft | $250–$400 | The common Cape ranch with a lanai |
| Two story | $375–$600 | Ladder work and lanai roof access |
| Large or custom home | $500–$800 | Waterfront homes with many returns and columns |
| Gutter brightening (oxidation) | $150–$300 | Removes the gray streaks on white gutters, an add-on |

Roof cleaning cost
Roofs are soft washed only. The cleaning solution kills the black algae and lichen, and the roof is rinsed at low pressure. Price follows roof area and pitch more than anything else.
| Job | Estimated price | What moves it |
|---|---|---|
| Concrete or clay tile | $400–$700 | Area, pitch, how dense the streaking is |
| Asphalt shingle | $325–$550 | Area, moss, granule condition |
| Metal | $350–$600 | Area, chalking on older painted panels |

Paver cleaning and sealing cost
Pavers are the one job here priced by the square foot, because the work grows directly with the area: cleaning, refilling joints with sand, and two coats of sealer.
| Job | Estimated price | What moves it |
|---|---|---|
| Clean only | $0.40–$0.75 / sq ft | Reduced pressure, weeds pulled from joints |
| Clean, re-sand and seal | $1.75–$3.00 / sq ft | The usual job every two to three years |
| Strip old sealer and reseal | $2.75–$4.25 / sq ft | Needed when old sealer has gone cloudy or peeled |
| Typical 600 sq ft paver driveway, sealed | $1,050–$1,800 | Clean, sand and seal |

Commercial pressure washing cost
Commercial work is quoted by the square foot or per visit on a schedule. Recurring sidewalk and dumpster-pad cleaning costs less per visit than a one-off.

|---|---|---|
| Sidewalks, storefronts, plazas | $0.10–$0.25 / sq ft | Gum, oil, foot traffic |
| Dumpster pad, per visit | $75–$150 | Grease load, frequency |
| Small storefront, one visit | $250–$400 | Usually the minimum for a commercial call-out |

Price per square foot, for comparison
You will see per-square-foot figures in national guides. They are useful for comparing quotes, even though most residential jobs here are priced flat once measured. Our rough equivalents: concrete flatwork $0.20–$0.35 per sq ft, house walls by soft wash $0.12–$0.25 per sq ft of wall, and roofs $0.15–$0.35 per sq ft of roof. Pavers are the exception and really are priced this way.
Why two Cape Coral quotes can be far apart
If you have two quotes for the same house and one is half the other, the gap is usually explained by one of these.
- Pressure washing a roof versus soft washing it. A roof blasted with a pressure wand is quicker and cheaper on the day, and can cost you broken tiles or lost shingle granules. Ask which method is being priced.
- What is included. One quote includes soffits, gutters, the lanai floor and the front walk; another covers only the walls. Get the list in writing.
- Sealer. Paver quotes vary with the sealer. A cheap acrylic sealer may last a season; a quality sealer made for Florida sun lasts two to three years.
- Insurance and runoff care. Covering plants, protecting screens and keeping solution out of the canal take time. A crew that skips them can price lower.
- Season. Search interest in Cape Coral pressure cleaning peaks from February to June, when snowbirds are getting houses ready and before the summer rains. Late summer and fall are usually easier to book.
Ways to keep the price down
- Book everything in one visit. The setup and travel are paid once.
- Ask a neighbor to book the same day. Many companies, us included, will take something off for two homes on one street.
- Keep up with it. An annual light clean costs less than a heavy clean every four years and is easier on the surfaces.
- Trim plants back from the walls before the visit so they do not need tying back.

Pressure cleaning cost questions
Is there a minimum charge?
Yes, about $125 per visit. Small jobs such as a single walkway or a front porch usually come in at the minimum, so it pays to add another surface.
Do you charge to come and give an estimate?
No. The estimate is free and there is no obligation. We measure, look at the buildup and give you one written price.
Is soft washing more expensive than pressure washing?
Per square foot it is about the same. Soft washing uses cleaning solution rather than force, so the product cost is higher but the rinse is faster. It is the safe method for roofs, walls and screens.
Do prices go up in season?
Our prices do not change by season, but the schedule fills up from February to June. Booking in late summer or fall usually gets you a date sooner.
Do you charge extra for rust stains?
Rust and irrigation stains need a separate treatment, typically $75–$250 depending on how far they spread. We point them out at the estimate so the price is clear.
How long does a pressure cleaning job take?
A driveway takes about an hour. A one-story house wash with a driveway and pool deck is usually done in half a day. Paver sealing takes a day plus drying time.
