A two-car concrete driveway in Cape Coral usually costs $125–$200 to clean and takes about an hour. We use a rotary surface cleaner for the flat areas and a wand only for the edges, steps and expansion joints, then rinse everything back to the street side, away from the house.
Concrete is the one surface around a Cape home that can take full pressure. What it cannot take is uneven pressure. A wand held by hand leaves lighter and darker stripes, and held too close it etches the cream off the top of the slab and exposes the stone underneath. A surface cleaner keeps the nozzles at a fixed height and spins them evenly, which is why the result looks uniform.

What we clean
- Driveways, aprons and the strip by the street
- Front walks, entry paths and side walkways
- The public sidewalk in front of the house
- Garage floors, if you want them done
- Curbs and the black mildew in expansion joints
Stains we treat before washing
Rust and irrigation stains
The orange fans of color along driveways and walls in parts of Cape Coral come from iron in well water used for irrigation. Pressure does not remove them; a rust remover does. Treatment usually costs $75–$250 depending on how far the staining spreads. Adjusting the sprinkler heads so they stop hitting the concrete will keep them from coming back.
Oil and transmission fluid
Fresh spots lift well with a degreaser. Old oil that has soaked into the concrete for years lightens but seldom vanishes completely. We will tell you before we start which spots will go and which will only fade.
Tire marks
The dark tracks where cars turn on hot concrete are rubber residue. They come out with a degreaser and the surface cleaner.

If your driveway is pavers rather than poured concrete, it needs a different approach: see paver cleaning and sealing. Every service is priced on the Cape Coral price guide.
Should you seal a concrete driveway?
You do not have to. Sealing plain concrete adds a few years before mildew returns and makes oil easier to wipe up, but it also makes the surface slippery when wet if the wrong product is used. Most of our customers simply have the driveway washed once a year, usually along with a house wash.
Driveway cleaning questions
Will pressure washing damage my concrete?
Not with a surface cleaner at the right height and pressure. Etching happens when a wand is held too close or too long in one place, which is what the surface cleaner prevents.
Can I park on the driveway straight after?
Yes. Concrete is dry enough to drive on within an hour or two in Florida sun. If we treated rust, give it the rest of the day.
Why does my driveway turn black again so quickly?
Shade, sprinklers and nearby trees keep concrete damp, which is what the mildew needs. Adjusting sprinklers so they miss the driveway makes a real difference.
Do you clean the gutter strip by the road?
Yes, the apron and the strip up to the road are included with the driveway.
